Q: Am I required to make my property available to Section 8?
A: This decision is totally up to you. You can decide if you would like to accept Section 8 on your property. There are Pros & Cons to the Section 8 Program, in most cases the rental amounts are below fair market value however the payments are guaranteed from the Housing Agency. As an Owner who is interested in accepting Section 8 you first must apply with your local Housing Authority, complete all the necessary steps of enrollment and your home must pass an inspection prior to being able to list as a Section 8 property able to accept voucher payments. We will assist you in completing the paperwork and qualifying Section 8 tenants.

A: Yes, Dynasty Property Management and Sales LLC is licensed with the North Carolina Real Estate Commission, also The Institute of Real Estate Management (IREM) and the North American Association of Real Estate Property Managers (NARPM). We subscribe to a high standard of ethics and certify each year to maintain our Industry credentials.

Q: Can I reach you after hours?
A: Of course, after hours we can be reached at 704-837-7103 and our automated phone system will direct you or assist you. Along with the signed Exclusive Management Agreement, we assign a Property Manager to your property, you will also have their personal contact information for cases of emergency.

Q: Can you put the money directly into my account?
A: Dynasty offers an on-line portal to both Owners and Tenants for up to date accurate financials. All payments are deposited the same day they are received by 5:00 pm. In some cases it may take up to two days upon electronic payment but we always pay our owners before the 5th of the month. Payments are made to you via electronic transfer or counter deposits.

Q: Do I get to see the lease or sign it?
A: Certainly, prior to signing an Exclusive Property Management Agreement a sample lease is reviewed with Owner to acclimate you with all terms and conditions expected by all parties. Once lease is signed a copy will be provided to Owner at Owners request.

Q: Do you sell real estate too?
A: Yes, Dynasty Property Management and Sales, LLC are a turn key Real Estate Firm who Buy, Sell and Manage Real Estate. Many of our owners of Investment property at some point will desire to sell and no one is better to list the property on the market and secure the highest than us because we know the property so well. Q: How and when do I get my checks?
A: You tell us how you want your payments and we will get them out same day received. Our on-line portal also shows accurate up to date financial information. We usually pay our owners before the 5th of the month. If your tenant pay us on the 1st, we pay you on the 2nd. There is no need for us to hold your money, we focus on increasing our owners profit and paying you as quickly as possible.

Q: How is rent collection handled?
A: Per North Carolina Law rent is due the 1st of every month and late after the 5th of the month. We allow tenants to pay on line through their portal, mail in payments which have to be, postdated prior to the 5th of the month or bring them in the office during normal business hours.

Q: How long of a lease do you sign?
A: As an Owner you can stipulate what lease terms you are willing to accept. Common lease terms are 1yr, 2yr, Month to Month (depending on circumstances) or 6 month lease.

Q: How much security deposit do you charge the tenant?
A: Security deposits are set based on rent amount and credit report. Per the instruction of the Owner and based on risk assessment, security deposits can range from one full month of rent, 1.5 month rent amount or 2 full month rent amount to be held as security deposit.

Q: How soon can you start managing my property?
A: We can start managing your property as soon as the Exclusive Property Management Agreement has been reviewed, agreed upon and signed. However, if your property is currently being managed by another Property Management Company, a 30-day notice must be given to that company for release of property, tenant and financial information to be transferred over. We can assist you with transferring management companies with a simple email to your current manager. We are a well-respected company who has acquired many properties from other management companies, they know us! We will take the pressure away from you and send them the notice for a smooth transition.

Q: What type of properties do you manage?
A: We manage both residential, multi-family, townhouse, condo communities. We also have commercial office space in our inventory of managed properties.

Q: What type of reports do I get and how often?
A: Through our online portal, Owners are able to view their properties and financials in real time. They are able to view income statements, payables, rent collections, monthly and yearly profit and loss. You will also have the ability to set up reports and the frequencies of when they will be created and sent out.

Q: Who holds the tenant security deposit?
A: The security deposit is held in the frim escrow account when received and then distributed to the Owner by preferred delivery method.
